Mold Remediation
Remove the growth. Fix the moisture. Prevent the return.
Why Remediation Matters
Mold remediation should do more than clean stains. When done correctly, it protects your home in three key ways:
- Healthier air. We contain the work zone, remove contaminated materials, and use HEPA cleaning and treatment to reduce odors and airborne spores.
- Stronger structure. Damp drywall, insulation, and wood lose strength. Cleanup plus moisture control protects framing, floors, and finishes.
- Keeps mold from coming back. Fixing the source (seepage, humidity, leaks) prevents the mold from returning. Adding Air Quality (CIMR) after cleanup reduces ongoing airborne contaminants.
Remediation stops the growth, and moisture control keeps it from coming back. Here’s what we often combine with cleanup for long-term protection:
Did You Know?
- During remediation, true HEPA filtration captures 99.97% of tiny particles, including mold spores, as small as 0.3 microns.
- Porous materials like drywall, carpet pads, and some insulation can't be reliably cleaned once mold colonies have formed. They're usually removed and safely disposed of, while wood and masonry are HEPA vacuumed and treated.
- Moisture often starts outside. Short downspouts, clogged gutters, or poor yard grading can feed indoor mold.
Don’t wait until it’s too late.
Is Remediation the Right Next Step?
Use this quick guide to pick the smartest path forward:
You see visible mold (or soft/ruined drywall, carpet pad, or insulation)
Start remediation right away. Our team will contain the area, remove any contaminated materials, clean and treat what can be saved, and manage moisture to prevent future problems.

Musty odors, but no obvious growth, or someone at home is sensitive.
Start by inspecting and testing your indoor air and surfaces to identify what is present and where. If we find mold, we will remove it and address the cause.
Optional after cleanup: Air Quality Solutions (CIMR)

Our Remediation Process
Remediation should keep the rest of your home safe while fixing the problem. Here’s how we do it: cleanly, safely, and with moisture control built in.
Containment & Site Protection
Source & Contaminated Material Removal
We remove porous materials that have mold, such as drywall, carpet pads, and insulation that are badly affected. All debris is disposed of properly, and we keep the work area clean.
HEPA Clean & Treat Salvageable Surfaces
We use HEPA vacuums and antimicrobial cleaning on framing, concrete, and other hard surfaces. We never use shortcuts like painting over mold. If needed, we repeat the cleaning process until everything is clean and dry.
Drying & Dehumidification
We ensure wood, concrete, and other non-porous surfaces reach safe moisture levels, using dehumidifiers and fans when needed.
Fix the Source of Moisture
Cleaning up removes the mold, but controlling moisture prevents it from coming back. We’ll only suggest what your home needs to give you lasting results. Depending on your home, this can include:
What to Expect
Most residential projects last 1-3 days, depending on size and access. You can usually stay at home, but we’ll ask everyone, especially children and pets, to avoid the work area.
Ongoing Support After Mold Remediation
Ongoing Support After Mold Remediation
Professional mold remediation eliminates mold and its causes, but moisture and airflow can change over time, especially in basements and crawlspaces.
The Cut ’N Dry Annual Protection Plan offers four levels, from free lifetime product guarantees to advanced options with inspections, surface testing, air quality checks, and extra oversight.
Depending on your plan, these services maintain stable conditions, catch moisture issues early, and prevent mold in the long term.
What We Remove vs. What We Clean
Remove:
- Drywall, ceiling tiles, fiberboard, MDF
- Carpet and pads, tack strips
- Insulation
- Rotted or crumbling wood (if structurally sound, we will clean)
Clean and keep:
- Solid wood framing, subfloor (when structurally sound)
- Concrete, masonry walls and floors
- Non-porous surfaces in good condition
- Metal, PVC surfaces, mechanicals (HVAC, water heater, ducting, pipes, etc.)
We don’t hide problems; we fix them. Once everything is dry and the moisture issue is resolved, we’ll greenlight any necessary repairs or rebuilding.

Frequently Asked Questions
From “Do I have to leave home?” to “Will it come back?”, here’s what Michigan homeowners ask us most.
Do I need testing before remediation?
Will you paint over the mold or just "fog" it?
No. We don’t paint over active growth or rely on temporary fixes that only address symptoms. We remove contaminated materials, HEPA clean and treat salvageable surfaces, dry the area, and fix the moisture source. Coatings are considered only after proper cleanup and drying.
How long does remediation take?
Most residential projects wrap in 1–3 days, depending on size and access.
Can we stay home while remediation is being done?
Usually, yes. We contain the work area and run HEPA/negative air. Please keep children and pets out of the containment area.
Will you remove walls/insulation?
If porous materials like drywall, carpet pad, and insulation are colonized with mold, we remove them. Solid wood and masonry can usually be cleaned and saved if structurally sound.
Do you provide clearance testing?
Yes. If requested, we coordinate post-remediation verification.
Will insurance cover this?
Coverage varies. Mold is often excluded unless it is directly linked to a covered water event. We provide photo documentation and a written scope to support your conversation with the insurer.
What does it cost?
How should we prepare for the visit?

Tough Crawlspace, Lasting Fix: Olivia's Mold & Moisture Turnaround
Tough Crawlspace, Lasting Fix: Olivia's Mold & Moisture Turnaround
When Olivia reached out, her crawlspace was more than just cramped. It had unexpected structural problems and moisture that made her home uncomfortable. During our inspection, we identified several issues, including spots without a foundation, damaged sill plates, and areas prone to mold growth. We put together a plan to stabilize the structure, remove mold at its source, and seal the space to keep out ground moisture in the future.
Our team repaired the foundation and replaced the damaged sill plates. Next, we removed all the mold using careful containment and HEPA cleaning. We finished by adding a strong vapor barrier and sealing the crawlspace completely. Now, what was once a damp and difficult area is clean, dry, and helps protect the rest of the home.
“They dug out my crawlspace, found that I didn’t even have a foundation in some places and immediately got to work repairing it, fixing the settling and replacing the sill plates… Afterwards, the team did mold remediation and a full encapsulation of the crawl. It was a tough job… really came through and did fantastic work. My home is more comfortable and I feel safer knowing my investment is protected.”
