Why Foundation Care Matters

Your home’s foundation isn’t just concrete and footings; it’s the base that protects your family and supports everything above it. When it begins to weaken, the results show up throughout your home: cracks in walls, sticking doors, uneven floors, and even stress on the roof.

In Michigan, clay-rich soils and seasonal freeze-thaw cycles put extra pressure on foundations, making early care especially important. Left unaddressed, small cracks and shifts only grow into bigger problems, costing more to fix and reducing your home’s value.

Common Foundation Risks:

Proactive foundation care saves money, protects your investment, and restores peace of mind.

Warning Signs of Foundation Trouble

Foundation issues often start small, but the warning signs are easy to spot if you know what to look for. If you’ve noticed any of these in your home, it’s time to schedule a professional inspection:

Don’t ignore these red flags.

Small signs often point to bigger problems, and early repairs can save you thousands in future foundation costs.

Our Foundation Solutions

Foundations in Michigan face a lot of challenges, including heavy rain and shifting clay soil. We offer services to help keep your home safe, stable, and protected for years to come.

Foundation Waterproofing

Stop water before it causes trouble. Our waterproofing helps prevent leaks and seepage, so your basement stays dry and your foundation stays strong.

Foundation Repair & Reinforcement

Even small cracks or bowed walls can turn into bigger problems over time. We use proven solutions, such as crack injections, carbon fiber straps, and steel supports, to strengthen your foundation. If your home has settled, we can level it and help you feel secure again.

Drainage Improvements

Many foundation issues start outside of homes. If you notice water pooling near your home, we can install or improve drainage systems to move it away and help prevent damage.

We contracted with Crawlspace Remediation to do a complete Crawlspace waterproofing job, including drainage, sump pumps, mold treatment, foundation supports and encapsulation. I have done several of these projects myself over the years and can honestly say the finished product was better than I ever did. Joe Herron, Nick, Josh, Keegan, Ryan and Brenden were skillful and courteous. All my concerns were addressed without delay or excuses. Brianna in the office was great at keeping me informed. This company is well run, provides honest pricing ( unlike many I checked out), and committed to customer satisfaction. No corners were cut and some enhancements were added that I never expected. This company will be my "go to" for similar projects in the future.I can highly recommend them.

Had some foundation issues. Called them up and they were so nice and friendly in the phone. They were able to schedule it so quickly. Then had an estimate done by Joseph and he was so professional and knowledgeable. I appreciated the great service and answering all my questions. Seems like a great company. Would recommend there services in the future.

I used Crawlspace Remediation to tackle a large job of excavating my ugly crawl space so I could have access to the utilities (electrical, HVAC, plumbing) and to replace/shore up the main load bearing joists & foundation and to install vapor barrier and insulation in the cavity. Sam and Nick agreed to fairly take on my job unlike several others I asked to quote who either said "No" or clearly did not want to tackle. Joe and Christian were the two men who did the majority of the dirty and hard labor intensive work which they performed as if it was their own home. My job is taking 4+ weeks (which I was told to expect) and they were here every week day promptly before 9am. I can not say enough of the work performed.

I truly cannot say enough good things about the crew that worked on my crawlspace. They were respectful, professional and were great communicators every step of the way. Brianna the branch manager is a great person to work with and was able to make everything very clear for me. Joe was the technical sales rep for my project and I never felt like I was being sold something I didn't need. My project took six weeks total. They dug out my crawlspace, found that I didn't even have a foundation in some places and immediately got to work repairing it, fixing the settling and replacing the sill plates in my home. Afterwards, the team did mold remediation and a full encapsulation of the crawl. It was a tough job (some places of my crawl were only 4" from the joist before the dig out!), but Nick, Arthur and Joe really came through and did fantastic work. My home is more comfortable and I feel safer knowing my investment is protected. Out of all the contractors I've had at my fixer-upper, they've been the absolute best. I did have other quotes from "big name" companies in the area for foundation repair and I will say the Crawlspace Remediation team outperformed them in every aspect - the quote was less than 50% of the big name guys and the work quoted actually ADDRESSED the problem and I felt respected during the entire process. Again, cannot say enough good things! Thank you!

My crawlspace issue isn't even listed and was entirely out of the norm. The seller of my home threw an entire box box of mothballs into the kitchen sink opening he remodeled and into the small, inaccessible by a person, crawlspace opening. I could not move in due to the toxic fumes. I had 3 companies come out to inspect the problem and Nick was the only one who said, we can get them. He was awesome, replying to my barrage of texts asap. The other Nick and Keegan, very professional, hard working young men, worked their butts off digging a trench in the rock hard dirt, in a VERY short crawlspace and retrieved a huge amount of the mothballs, I was beyond happy! I have them in a bag, in another sealed bag, and they still reek. I was also relieved to find out the old house foundation looked very good and solid, and they could see no mold; which was the original inspector's worry about the home. Brianna, was also great with emails, and everything was done on time for a reasonable cost, given the task of the unusual problem. Highly recommend, and have passed their info on to my inspector, for other homes that may have crawlspace issues.

Frequently Asked Questions

Wondering whether your foundation issues are serious? You’re not alone. Here are a few questions we hear most often from Michigan homeowners about foundation health.

Cracks in walls or floors, doors or windows that stick, uneven floors, or water seepage are all red flags.

Not always. Hairline cracks are common as concrete cures, but wider cracks, stair-step cracks, or ones that leak water can signal structural stress. Our inspections help you tell the difference.

Clay-heavy soils expand and contract with moisture, while freeze-thaw cycles push against foundation walls. Combined with heavy rain or poor drainage, these forces create cracks, bowing, or settling.

We recommend a professional inspection every 2–3 years, or sooner if you notice visible cracks, uneven floors, or water seepage.

Yes. Buyers and inspectors look closely at foundation health. Unresolved issues can lower offers or make a home harder to sell. Repairs and waterproofing often increase buyer confidence.

Waterproofing stops water intrusion and prevents damage, while repair addresses structural issues like cracks, bowing, or settlement. Many homes need a combination of both for long-term protection.

Yes. Minor cracks can expand with seasonal soil pressure and moisture, allowing water in and weakening the structure.

With proper reinforcement and waterproofing, foundation repairs are designed to provide decades of protection.

Yes. Cracks and gaps can allow mold, moisture, and even radon gas into your living space, affecting indoor air quality as well as structural safety.
