Moisture & Visual Checks

We check for moisture, inspect your home, and examine high-risk areas, including the crawlspace, basement, attic, bathrooms, laundry room, and around the HVAC system. We identify where problems like seepage, condensation, or leaks may start.
 

Testing (only when it actually helps)

If testing will help us make decisions or if you need records, we collect air or surface samples. These are sent to an accredited third-party lab for analysis. We only suggest tests that are truly needed.

Findings & Options

We share our findings and clear notes with you the same day. Our plan begins with moisture control, followed by addressing any issues we identify. We can also discuss Air Quality (CIMR) options for ongoing spore reduction.

Next Steps & Scheduling

If we recommend work, we explain what needs to be done, how long it will take, and provide you with an estimate, with no pressure to decide right away.

Our Testing Methods

IAQ Air Sampling (Spore Trap)

We collect indoor air samples to determine the types and levels of mold present in the air. This is especially useful if you do not see any visible mold, need information for health or documentation reasons, or want to know which areas to focus on. We send all samples to a third-party accredited lab with a full chain of custody. We will provide the results in clear and simple terms.

Surface Sampling (Tape-Lift/Swab)

We use this method to determine if a stain is caused by mold or something else, and to identify the type of mold present. This is helpful when the type of material matters, such as comparing porous drywall to non-porous trim. We send the samples to a third-party accredited lab with a full chain of custody.

When Lynn and her husband moved in, it was clear their crawlspace had issues with visible mold and moisture. During our inspection, we identified the areas where mold was growing and determined the causes: leaks, damp insulation, and roof runoff entering the affected area. Based on this, we created a plan focused on mold removal, taking out contaminated materials, and adding drainage improvements along with a sealed vapor barrier to prevent future problems. The result was a clean, dry crawlspace, along with a plan to keep it that way by controlling moisture at the source. I truly cannot say enough good things about the crew that worked on my crawlspace. They were respectful, professional and were great communicators every step of the way. Brianna the branch manager is a great person to work with and was able to make everything very clear for me. Joe was the technical sales rep for my project and I never felt like I was being sold something I didn't need. My project took six weeks total. They dug out my crawlspace, found that I didn't even have a foundation in some places and immediately got to work repairing it, fixing the settling and replacing the sill plates in my home. Afterwards, the team did mold remediation and a full encapsulation of the crawl. It was a tough job (some places of my crawl were only 4" from the joist before the dig out!), but Nick, Arthur and Joe really came through and did fantastic work. My home is more comfortable and I feel safer knowing my investment is protected. Out of all the contractors I've had at my fixer-upper, they've been the absolute best. Mold and testing can be confusing. Here are clear answers on what’s worth testing, what isn’t, and how we keep things simple.

No. If mold growth is visible and the cause is obvious, we may move straight to Mold Remediation. We recommend testing when the scope is unclear, we suspect hidden mold growth, or documentation is required.

Avoid heavy cleaning in areas you suspect have mold for 24–48 hours, note when and where odors are strongest, and clear access to the crawlspace/attic/HVAC. Keep pets out of work areas.

Testing helps confirm and prioritize, but moisture mapping and inspection findings drive the plan. We always fix the source first.

Yes. We work cleanly and safely. If we set containment for sample collection, we’ll explain why.

Yes. Indoor Air Quality sampling is non-invasive, and our inspection doesn’t introduce chemicals. If we need containment, we’ll explain what to expect.

Air and surface lab results typically come back within 3 business days. We’ll provide a full report and summary.
 
CIMR (Continuous Infection Microbial Reduction) is a whole-home Air Quality Solution that works to reduce airborne mold spores in your living spaces. It is designed to support, not replace, other solutions like drainage, encapsulation, and mold remediation. We typically recommend using CIMR after you have addressed moisture issues and completed cleanup so that you can feel confident about ongoing protection.
