Mold Inspection & Testing
Inspect First. Test when useful. Fix the cause.
Not sure if that stain is mold, why a room smells musty, or whether you even need testing? We’ll inspect, find the moisture source, and explain everything in plain English. If testing might change our approach or if you need documentation, we’ll take targeted air or surface samples.
Do I Need Testing or Just An Inspection?
Choose the scenario that fits your situation best:
Visible growth in one spot.
Begin with an Inspection. Testing is optional if the remediation plan is clear.
Musty odors, no obvious growth, or someone in your home is sensitive to mold.
Inspection + Targeted Testing (Indoor Air Quality air and/or surface samples) to confirm what’s present and where. After cleanup, consider Air Quality Solutions (CIMR) for ongoing whole-home protection.
Not sure which situation fits? Start with an inspection. We will let you know if testing is needed.
Listen & Survey
Moisture & Visual Checks
Testing (only when it actually helps)
If testing will help us make decisions or if you need records, we collect air or surface samples. These are sent to an accredited third-party lab for analysis. We only suggest tests that are truly needed.
Findings & Options
We share our findings and clear notes with you the same day. Our plan begins with moisture control, followed by addressing any issues we identify. We can also discuss Air Quality (CIMR) options for ongoing spore reduction.
Next Steps & Scheduling
If we recommend work, we explain what needs to be done, how long it will take, and provide you with an estimate, with no pressure to decide right away.
Our Testing Methods
IAQ Air Sampling (Spore Trap)
We collect indoor air samples to determine the types and levels of mold present in the air. This is especially useful if you do not see any visible mold, need information for health or documentation reasons, or want to know which areas to focus on. We send all samples to a third-party accredited lab with a full chain of custody. We will provide the results in clear and simple terms.
Surface Sampling (Tape-Lift/Swab)
We use this method to determine if a stain is caused by mold or something else, and to identify the type of mold present. This is helpful when the type of material matters, such as comparing porous drywall to non-porous trim. We send the samples to a third-party accredited lab with a full chain of custody.
When We Recommend Testing
- Hidden/uncertain source (musty odor, no obvious growth)
- Health sensitivities or when your physician requests documentation
- Real estate or insurance documentation
Why We Don't Over-Test
Trust and transparency in every inspection.
Testing is a tool, not the default. We begin with an inspection and recommend targeted tests only when they’ll affect your next steps or you require documented proof.
- Inspection-led, moisture-first. We test when sources are unclear, health requests exist, or you want post-remediation verification.
- No scare tactics or upsells. No broad "panel" testing just because; clear, upfront recommendations.
- Independent lab, proper handling. Samples are sent to a third-party, accredited lab with a chain of custody, and we explain the results in plain English.

What to Expect: Prep & Timeline
Before we arrive:
- Avoid doing any heavy cleaning in areas you suspect might be affected for 24 to 48 hours. This helps us find important clues that could be wiped away while cleaning.
- Note rooms or times when odors or symptoms are worse.
During the visit:
- Most visits take about 60 to 90 minutes. If we need to check several areas, it may take a bit longer.
- We will wear shoe covers and treat your home with care. Please allow us access to the attic, crawlspace, or basement if needed.
- We will set up containment only if we need to move or disturb any materials during the inspection.

Mold Removed. Moisture Managed. Home Protected.
When Lynn and her husband moved in, it was clear their crawlspace had issues with visible mold and moisture. During our inspection, we identified the areas where mold was growing and determined the causes: leaks, damp insulation, and roof runoff entering the affected area. Based on this, we created a plan focused on mold removal, taking out contaminated materials, and adding drainage improvements along with a sealed vapor barrier to prevent future problems. The result was a clean, dry crawlspace, along with a plan to keep it that way by controlling moisture at the source. If you notice similar issues, start with a no-pressure inspection and we will help you figure out the best next steps.
“My husband and I needed some serious work done to our crawlspace… Littered with debris, garbage, hanging wires, mold, leaks. …We hired crawlspace remediation* and are so incredibly thankful we did… They removed and disposed all debris/old insulation, insulated exterior walls with foam board, insulated box headers, added vapor barriers, added drainage system, treated mold, added extended downspout… Their work and pricing is honest… We highly recommend crawlspace remediation*!”

Frequently Asked Questions
Mold and testing can be confusing. Here are clear answers on what’s worth testing, what isn’t, and how we keep things simple.
Do I always need testing?
No. If mold growth is visible and the cause is obvious, we may move straight to Mold Remediation. We recommend testing when the scope is unclear, we suspect hidden mold growth, or documentation is required.
How should I prepare for my appointment?
Avoid heavy cleaning in areas you suspect have mold for 24–48 hours, note when and where odors are strongest, and clear access to the crawlspace/attic/HVAC. Keep pets out of work areas.
Will testing tell me exactly which rooms to fix?
Testing helps confirm and prioritize, but moisture mapping and inspection findings drive the plan. We always fix the source first.
Can I stay home during inspection/testing?
Yes. We work cleanly and safely. If we set containment for sample collection, we’ll explain why.
Is inspection/testing safe around kids and pets?
Yes. Indoor Air Quality sampling is non-invasive, and our inspection doesn’t introduce chemicals. If we need containment, we’ll explain what to expect.
How soon will I get results?
What is CIMR, and does it replace remediation?
