Crawlspace Encapsulation

Seal Out Moisture, Protect Your Home

You might not think about your crawlspace often, but it plays a significant role in your home’s comfort, safety, and air quality. If it’s unsealed, moisture and humid air can get in, leading to mold and wood rot. Encapsulation seals and conditions your crawlspace, helping protect your home.

At Crawlspace Remediation by Cut’ N Dry Waterproofing, we’ve been helping Michigan homeowners create dry, healthy, energy-efficient crawlspaces since 2011. Our process delivers lasting results with no-pressure, no-obligation inspections and transparent, upfront pricing.

Ready to stop moisture?

Why Encapsulation Matters

Traditional vented crawlspaces simply don’t work well in Michigan’s climate. Instead of drying out, open vents pull in humid summer air and frigid winter drafts. In the summer, warm, moist air condenses on cooler surfaces like wood and insulation, fueling mold, mildew, and wood rot. In the winter, cold air seeps in, leaving floors chilly and forcing your heating system to work harder.

The result?

Experts estimate that up to half of the air you breathe upstairs comes directly from your crawlspace. If that air carries musty odors, allergens, or mold spores, your whole family feels the effects.

Encapsulation Solves One of Michigan Homeowners' Crawlspace Problems

Encapsulation Solves One of Michigan Homeowners' Crawlspace Problems

Encapsulation solves crawlspace problems at the source by sealing vents, installing reinforced barriers, and controlling humidity. Instead of fighting outside air, your crawlspace becomes a dry, conditioned space that protects both your home and your health.

“I truly cannot say enough good things about the crew that worked on my crawlspace… They dug out my crawlspace, found that I didn’t even have a foundation in some places and immediately got to work repairing it… Afterwards, the team did mold remediation and a full encapsulation… My home is more comfortable and I feel safer knowing my investment is protected.”

Our Encapsulation Process

Every crawlspace is different, so we create a plan that fits your home. Here’s how we make damp, musty areas clean and protected:

Reinforced Vapor Barriers

We install heavy-duty liners across floors and walls, sealing out ground moisture and creating a durable shield.

Sealing Vents & Rim Joists

We close off outside air entry points, blocking humid summer air, winter drafts, and unwanted pests.

Drainage & Sump Integration

For crawlspaces with water intrusion, interior drains and sump pump systems move groundwater out before it causes damage.

Dehumidification Systems

Commercial-grade dehumidifiers keep humidity levels stable year-round, protecting your home from mold and mildew.

Optional Monitoring & Alerts

Remote humidity sensors can provide real-time peace of mind and help ensure lasting results.

When the work is complete, your crawlspace isn’t just covered up; it’s fully sealed, conditioned, and built to keep your home stronger and healthier for years to come.

Ongoing Protection for Your Crawlspace System

Ongoing Protection for Your Crawlspace System

Crawlspace encapsulation controls moisture, improves air quality, and protects your home’s structure. However, the conditions under your home can change over time.

The Cut ’N Dry Annual Protection Plan has four coverage levels, so homeowners can pick the option that matches their crawlspace needs and long-term plans. Options range from free protection with a lifetime guarantee against product defects to advanced plans with year-round monitoring of crawlspace conditions and system performance.

Depending on the plan you choose, benefits can include scheduled inspections, longer warranties, discounts on service and replacement, air quality checks, and ongoing monitoring to spot problems early and help you avoid expensive repairs.

Take Protection a Step Further with CIMR

Encapsulation seals your crawlspace and stops moisture at the source, but air quality is just as important. That’s why many Michigan homeowners pair encapsulation with our CIMR (Continuous Infectious Microbial Reduction) technology.

CIMR actively cleans the air you breathe by releasing safe, hydrogen peroxide molecules that neutralize mold spores, bacteria, and allergens throughout your home. Unlike standard UV lights that only work where air passes over the bulb, CIMR circulates protection into every corner.

One of the BEST decisions I ever made was to call this company. EVERYTHING..... and I mean right from the initial consultation to the continuing yearly check ups....is going smoothly. This is a very professional and well run company. I'm so glad I made my crawl space a better place with this company. So wait....am I patting myself on the back for my great decision or them for being so great? (Ha Ha) Ok. Both I guess but I got the easy part. Crawling around down there to make it lovely is no picnic.

My crawlspace issue isn't even listed and was entirely out of the norm. The seller of my home threw an entire box box of mothballs into the kitchen sink opening he remodeled and into the small, inaccessible by a person, crawlspace opening. I could not move in due to the toxic fumes. I had 3 companies come out to inspect the problem and Nick was the only one who said, we can get them. He was awesome, replying to my barrage of texts asap. The other Nick and Keegan, very professional, hard working young men, worked their butts off digging a trench in the rock hard dirt, in a VERY short crawlspace and retrieved a huge amount of the mothballs, I was beyond happy! I have them in a bag, in another sealed bag, and they still reek. I was also relieved to find out the old house foundation looked very good and solid, and they could see no mold; which was the original inspector's worry about the home. Brianna, was also great with emails, and everything was done on time for a reasonable cost, given the task of the unusual problem. Highly recommend, and have passed their info on to my inspector, for other homes that may have crawlspace issues.

5 Star Service. Highly recommend for all Crawl Space needs. I recently hired Crawl Space remediation to encapsulate my home's crawl space and fix a few things that needed repair. From.start to finish the team took care of all my questions and concerns. Brianna the officer manager kept good communication from start to finish. Their prices were fair and much better then other companies. Sal who gave me my quote told me what I needed and never tried to over sell me which I appreciate. On the dates of service (April 6th-8th 2022) Both Joe and Andrew arrived on time were fast and professional. Would hire again for any future jobs.

I spoke to 4 different companies about a tough crawlspace issue I was having. None of them could do it. Then I came across Crawlspace Remediation. They have seen a few crawlspaces in their day and nothing scares them. Nick came to my home and assured me they could fix ALL of my issues. He was so professional and knowledgeable and provided a step by step plan of attack. Briana at the main office was always in the know about the specifics of my job and truly was a wonderful representative for the company. Jayden and Josh were the experts in the space. They worked so hard and were a joy to work with. Every person mentioned did not stop until everything was complete and to my satisfaction. I highly recommend this team!

I truly cannot say enough good things about the crew that worked on my crawlspace. They were respectful, professional and were great communicators every step of the way. Brianna the branch manager is a great person to work with and was able to make everything very clear for me. Joe was the technical sales rep for my project and I never felt like I was being sold something I didn't need. My project took six weeks total. They dug out my crawlspace, found that I didn't even have a foundation in some places and immediately got to work repairing it, fixing the settling and replacing the sill plates in my home. Afterwards, the team did mold remediation and a full encapsulation of the crawl. It was a tough job (some places of my crawl were only 4" from the joist before the dig out!), but Nick, Arthur and Joe really came through and did fantastic work. My home is more comfortable and I feel safer knowing my investment is protected. Out of all the contractors I've had at my fixer-upper, they've been the absolute best. I did have other quotes from "big name" companies in the area for foundation repair and I will say the Crawlspace Remediation team outperformed them in every aspect - the quote was less than 50% of the big name guys and the work quoted actually ADDRESSED the problem and I felt respected during the entire process. Again, cannot say enough good things! Thank you!
