French Drains

Capture runoff and groundwater before it reaches your foundation

When groundwater collects around your foundation, it builds up hydrostatic pressure that pushes against basement or crawlspace walls. Over time, this leads to leaks, cracks, and even structural damage. A French drain system is one of the most effective ways to collect this water and guide it away before it causes problems.

At Drainage Control by Cut ‘N Dry Waterproofing, we design and install French drains to help keep Michigan homes safe from standing water and foundation problems. With our systems, you’ll see fewer puddles, less stress on your walls, and drier basements and crawlspaces. We design solutions to handle Michigan’s unpredictable weather, including rain and melting snow.

Anatomy of a French Drain

Signs You May Need a French Drain

Water issues usually start small, but the warning signs are easy to recognize if you know what to look for. A French drain is often the best solution when the problem is outside the house, on the surface, or just below it. Watch for:

If you spot two or more of these signs, it’s a good idea to schedule a drainage inspection. Fixing problems early usually costs less. If water is entering where the wall meets the floor or through cracks, you may also need an interior drain with a sealed sump. Many homes use both systems: a French drain to manage water outside and an interior system to reduce pressure around the foundation.

Benefits of Installing a French Drain

French drains address the main issues of runoff and shallow groundwater. This helps keep your foundation dry and your home healthy.

Redirects water

Reduce puddles and yard saturation before it reaches your house.

Lowers hydrostatic pressure

Prevent cracks and bowing on foundation walls.

Keeps spaces dry

Cut mold, mildew, and musty odors from basements and crawlspaces.

Protects landscaping

Safeguard landscaping and hardscapes, minimizing erosion and washouts.

Extends Sump Pump Life

Lightens the load on your sump system, reducing cycles.

Durable and low-maintenance

With proper fabric, stone, and pipe, a French drain can protect your home for decades.

Pro tip: If water is already entering at the wall-floor joint or through cracks, consider using a French drain in conjunction with an interior drain and a sealed sump. This provides complete protection both outside and inside. By solving the source of water problems, French drains deliver lasting peace of mind and help preserve your home’s value.

Long-Term Support for Your Drainage Investment

Long-Term Support for Your Drainage Investment

French drains help manage groundwater and surface runoff around your home, but changing soil conditions and debris buildup can affect performance over time.

The Cut ’N Dry Annual Protection Plan offers four coverage levels, with options for inspections, warranty protection, and service discounts to support long-term drainage.

Depending on the plan selected, routine evaluations help ensure your drainage system continues working as intended and that potential issues are addressed early.

Chris’s crawlspace had been neglected for years, with musty air, standing water, and growing concerns about mold. Our team began by cleaning out the space and removing all the mold that was present. Next, we put in French drains connected to a sump pump that safely directs water to the street’s storm line. We wrapped up by sealing the area and installing a dehumidifier to control moisture levels. Throughout the project, we ensured clear communication, thorough work, and a result in a safer, drier home.

“They did crawlspace work on a crawlspace that was seriously neglected for decades… Muck out, mold remediation, install french drains and sump pump and dehumidifier, encapsulation… lay exit line to storm drain by street… Very friendly and professional… worked hard in 96’ heat… Very pleased with results and relieved to have a safer, cleaner, drier crawlspace. Definitely recommend.”

This firm specializes in evaluation and repair of crawlspaces: e.g. structure and water. They performed waterproofing of our crawl, including proper drainage: perimeter subsoil (like French tiles, but done from the base of crawl vs external). The owner was transparent, explained in easy to understand terms, and thorough, All the workers were 10/10 professional, polite and respectful. This is a quality service company, that exceeded all our expectations. I would consider them the gold standard for their expertise in crawlspace, and quality of customer service.

We contracted with Crawlspace Remediation to do a complete Crawlspace waterproofing job, including drainage, sump pumps, mold treatment, foundation supports and encapsulation. I have done several of these projects myself over the years and can honestly say the finished product was better than I ever did. Joe Herron, Nick, Josh, Keegan, Ryan and Brenden were skillful and courteous. All my concerns were addressed without delay or excuses. Brianna in the office was great at keeping me informed. This company is well run, provides honest pricing ( unlike many I checked out), and committed to customer satisfaction. No corners were cut and some enhancements were added that I never expected. This company will be my "go to" for similar projects in the future.I can highly recommend them.

We could not be happier with the service we received from Crawlspace Renediation. They were suggested to us by a realtor that we know and not only did they give us a detailed assessment and service quote breakdown of what our home needed they offered their services literally at a fraction of the cost of other quotes we received for the same services. They were professional, fast, and informative every step of the way and offered easy financing. Employees that came out to our house were courteous professional and really took the time to answer any questions we had to ensure our satisfaction. Our house feels like a completely different space after having them jack up the main floor from inside the crawlspace. Highly recommend!!!
