Standing water around your foundation is more than a nuisance.

It’s one of the biggest threats to your home’s stability. When drainage fails, water seeps into basements and crawlspaces, increases hydrostatic pressure on foundation walls, and sets the stage for mold, rot, and costly repairs.

At Drainage Control by Cut ‘N Dry Waterproofing, we design systems that move water away from your home efficiently and reliably, giving you peace of mind in Michigan’s wettest seasons.

SERVING GREATER DETROIT MICHIGAN

Drainage Control

Keep Water Moving. Keep Homes Dry.

Why Drainage Matters

Michigan’s heavy rains, snowmelt, and clay-rich soils make drainage issues a common challenge. Water that lingers around your home doesn’t stay put. It soaks into the soil, builds hydrostatic pressure against basement walls and foundations, and forces its way inside. Smart drainage keeps water moving away from your foundation before it can cause leaks, odors, or structural stress.

Good drainage helps you:

We inspect your entire property, including roof runoff, grading, soil, and how water is directed away from your home. Then, we create a plan that works well with waterproofing and sump systems to keep your home protected for years to come.

The Crawlspace & Basement Connection

Your foundation, basement, and crawlspace all work together as a single system. Water on the surface can put pressure on your walls, moisture in the crawlspace can move into the framing, and shifting soil can cause doors to stick or floors to slope. That’s why we look at your entire home and create repairs that work with waterproofing and drainage, so you get lasting results.

Drainage that Transformed a Crawlspace

Drainage that Transformed a Crawlspace

Chris’s crawlspace had suffered from years of neglect and needed serious attention. We performed a thorough cleanout of the area, mold remediation, installed French drains with a sump and an exit line to the street storm drain, set up a dehumidifier, sealed the space, and replaced the crawlspace door and threshold. Throughout the process, we made sure to keep Chris updated on our progress.

“They did crawlspace work on a crawlspace that was seriously neglected for decades… Muck out, mold remediation, install french drains and sump pump and dehumidifier, encapsulation… lay exit line to storm drain by street… Very friendly and professional… worked hard in 96° heat two days in a row… Very pleased with results and relieved to have a safer, cleaner, drier crawlspace. Definitely recommend.”

I hired Crawlspace Remediation to make repairs, install a drain and sump, and waterproof my very tight crawlspace. Service provided from the inspection to project finish was excellent. I am very happy with the work. All the guys on the crew (and Brianna) were a pleasure to deal with. Would definitely recommend!

This firm specializes in evaluation and repair of crawlspaces: e.g. structure and water. They performed waterproofing of our crawl, including proper drainage: perimeter subsoil (like French tiles, but done from the base of crawl vs external). The owner was transparent, explained in easy to understand terms, and thorough, All the workers were 10/10 professional, polite and respectful. This is a quality service company, that exceeded all our expectations. I would consider them the gold standard for their expertise in crawlspace, and quality of customer service.

They did crawlspace work on a crawlspace that was seriously neglected for decades by previous owners. Muck out, mold remediation, install french drains and sump pump and dehumidifier, encapsulation, put on new door and fix door area, lay exit line to storm drain by street. Very friendly and professional, answered all my questions along the way, and worked hard in 96' heat two days in a row. Very pleased with results and relieved to have a safer, cleaner, drier crawlspace. Definitely recommend.

We've had several problems for years with our crawlspace. Our water pipes would freeze with below zero temperatures. We would have sitting water with every hard rain, especially in the spring when the ground was still frozen. Many times, our house would have a damp earthy smell when the crawlspace became wet. Our access points were basically holes in the foundation block where critters would enter if we didn't block them adequately. Sam Goode and his team, led by Sal, solved these problems and more. We now have complete encapsulation of our crawlspace including plastic lined ground, insulation on the inside block walls, water drains leading to a sump pump basin with a pipe leading to our front yard ditch, two new outdoor access points with well-built wells and critter proof doors. A WIFI enabled temperature and moisture monitor will insure that we will be notified if there are any future problems that need to be remedied. Our floors and crawlspace are now significantly warmer, as is the crawlspace itself. The humidity in our house (in the winter) has dropped about 10 percentage points, and our windows no longer sweat. Sam never pressured us into including options we didn't want or didn't need. He gave us many options too. He was very honest and straightforward with us throughout the entire process. He communicated us in a timely manner when we asked questions, and he also monitored the work crew very closely, including a final inspection of the work performed. Sal and his crew were great! …always timely, hardworking, friendly, trustworthy, and more than courteous. Sal was always available to answer our questions, and at all times dedicated to finishing the job on-time, which they did. We are very happy that we choose Crawlspace Remediation and look forward to a future with much improved air quality in our house, and a dry and warmer crawlspace. Without question, we highly recommend Sam and Sal for any type of crawlspace improvement.

Warning signs include standing water near your foundation, damp or musty crawlspaces, basement seepage, or mold growth indoors.

Interior systems capture and redirect water inside the foundation, while exterior systems stop water before it gets in. Many homes benefit from a combination of both.

For interior drains, yes. The drain collects water, and the sump discharges it safely away. Exterior French drains can daylight to a pop-up emitter or dry well, provided the grade allows.

With proper installation and maintenance, systems like French drains and sump pumps can last decades.
