We trace the sources of moisture and air (crawlspace/basement, bathrooms/laundry, and duct returns), identify likely growth zones, and review ventilation systems to determine the root cause of the issue. You’ll get plain English findings and clear priorities.

Test Only When It Helps

We add targeted air or surface samples if the scope is unclear, hidden growth is suspected, or you require documentation (e.g., real estate, medical). Otherwise, we won’t push tests you don’t need.

Solve (Fix the Cause, Then Support the Air)

  • Stop moisture at the source. Depending on what we find, this may include exterior and interior drainage upgrades, tying water to a reliable pump, or sealing below-grade spaces. In practice, that often means Crawlspace & Basement Drainage Systems, right-sized Sump Pumps, targeted Foundation Waterproofing, and sealed Crawlspace Repair & Encapsulation. We recommend only what your home actually needs.
  • Move and clean the air. We vent baths and kitchens to the outside (not the attic), seal leaky returns, and help you choose appropriate filtration so particles don’t recirculate.
  • Treat the whole home (optional, recommended). After source control, add Air Quality Solutions (CIMR), which provides continuous, in-place reduction of airborne contaminants in occupied spaces.

I had a lot of work done in my 18" crawlspace over the summer and I'm happy with the results. New insulation/encapsulation, sump pump, some duct repairs, jacking up the main beam of the house which had sunk over time, new crawlspace access doors.
