Do you notice musty odors after it rains?
How about condensation on your windows, or allergy-like symptoms that go away when you leave home? The air inside your house is affected by what’s happening below your floors. At Air Quality by Cut ‘N Dry Waterproofing, we check crawlspaces and basements, measure key factors like moisture, particulates, and ventilation, and explain everything in simple terms. After that, we address the source with solutions like drainage, encapsulation, dehumidification, and ventilation improvements. When needed, we can also add CIMR whole-home treatment for the spaces you live in. We measure, fix, and then verify the results.

Why Air Quality Matters
It’s a whole home issue.
Air is always moving. Your indoor air quality depends on what happens below and around your home. Things like pressure, moisture, and ventilation connect your crawlspace or basement to your living spaces. If that balance is off, pollutants can travel upstairs and stick around.
- Stack effect: Warm air rises and pulls replacement air from below grade. If your crawlspace or basement is musty, those odors and airborne particles ride that current into living areas.
- Moisture → microbes: Persistent dampness fuels mold growth and musty odors.
- Tight homes trap more: Energy-efficient, well-sealed homes can hold onto pollutants longer without controlled ventilation or treatment.
Is Your Air Telling You Something?
- Musty smells (especially after rain)
- Condensation on windows or ducts
- Allergy-like symptoms at home that improve when you’re away
- Visible spotting on wood/drywall or that “earthy” crawlspace odor
- Headaches or stuffy noses that improve away from home
What We Check and Why
We begin by looking at the main causes, such as moisture and air movement, and then connect these sources to the symptoms you have noticed. During a typical visit, we will:
- Track moisture pathways: seepage lines, elevated relative humidity, unsealed soil, rim-joist gaps, wet/compacted insulation.
- Inspect likely growth zones: crawlspace framing, rim joists, cold corners in baths/laundry, and behind finishes along exterior walls.
- Verify air movement & ventilation: bath/kitchen fans (vented outside vs. attic), leaky returns/ductwork, make-up air paths, dryer venting.
- Note comfort patterns: when/where odors or symptoms appear (after rain, showers, laundry, or cooking), and which rooms are affected.
Our Approach
Inspect -> Test -> Solve
We keep it simple: find the source, test only when it helps, then fix what’s causing the problem.
Inspect
We trace the sources of moisture and air (crawlspace/basement, bathrooms/laundry, and duct returns), identify likely growth zones, and review ventilation systems to determine the root cause of the issue. You’ll get plain English findings and clear priorities.
Test Only When It Helps
We add targeted air or surface samples if the scope is unclear, hidden growth is suspected, or you require documentation (e.g., real estate, medical). Otherwise, we won’t push tests you don’t need.
Solve (Fix the Cause, Then Support the Air)
- Stop moisture at the source. Depending on what we find, this may include exterior and interior drainage upgrades, tying water to a reliable pump, or sealing below-grade spaces. In practice, that often means Crawlspace & Basement Drainage Systems, right-sized Sump Pumps, targeted Foundation Waterproofing, and sealed Crawlspace Repair & Encapsulation. We recommend only what your home actually needs.
- Move and clean the air. We vent baths and kitchens to the outside (not the attic), seal leaky returns, and help you choose appropriate filtration so particles don’t recirculate.
- Treat the whole home (optional, recommended). After source control, add Air Quality Solutions (CIMR), which provides continuous, in-place reduction of airborne contaminants in occupied spaces.
We don’t use scare tactics. Instead, we offer a clear plan and real solutions that improve the air you breathe.

Frequently Asked Questions
Michigan homeowners ask us these radon mitigation questions every day. Here are some answers to those questions about noise, post-mitigation testing, and more.
Do I need air testing, or can we just add a dehumidifier?
Begin with an inspection. If testing will impact the plan or you require documentation, we’ll conduct targeted sampling. A dehumidifier helps significantly, but it won’t resolve seepage or leaks. For those issues, drainage or encapsulation is needed.
What is CIMR, and is it safe for homes?
CIMR stands for Continuous Infectious Microbial Reduction, which is a whole-home treatment that continuously reduces airborne mold spores and microbes to low, controlled levels. We install it after moisture is under control and any needed remediation is complete. It’s designed for use in occupied spaces and sized to your home.
Does CIMR replace mold remediation?
How soon will musty odors improve?
Musty odors often improve quickly once moisture is reduced, sometimes within days. After remediation and dehumidification, and if you choose CIMR, most homes notice steady improvement over the next one to two weeks as materials dry.
