Protecting Westland Homes From the Ground Up

Builders constructed many of Westland’s homes before today’s moisture control standards were in place. Most are on clay-rich soil that expands when wet and shrinks when dry. This shifting soil can press against foundations, causing cracks and gaps where moisture can get in.

In many homes with flat grading, water can collect around foundations during heavy rain or snowmelt. This can cause musty smells, higher humidity, cold floors, or mold inside. Some parts of Westland also have higher radon levels, which can affect air quality over time.

Cut ‘N Dry Waterproofing offers solutions designed for Michigan’s climate and soil. We help keep your home dry, healthy, and comfortable all year.

5 Star Service. Highly recommend for all Crawl Space needs. I recently hired Crawl Space remediation to encapsulate my home's crawl space and fix a few things that needed repair. From.start to finish the team took care of all my questions and concerns. Brianna the officer manager kept good communication from start to finish. Their prices were fair and much better then other companies. Sal who gave me my quote told me what I needed and never tried to over sell me which I appreciate. On the dates of service (April 6th-8th 2022) Both Joe and Andrew arrived on time were fast and professional. Would hire again for any future jobs.

We had to have remediation to sell our house. Unfortunately, our moving date landed in the holidays, and we had a lot of trouble finding a company to do the work, until we found this company! They were responsive, flexible, and on time. They made everything as easy as possible -especially considering the circumstances. Everyone stayed masked up with covid, and they were incredibly friendly. They stayed at our house late the day before Christmas eve much to make sure the work was done before we moved. Would recommend ! 10/10

My crawlspace issue isn't even listed and was entirely out of the norm. The seller of my home threw an entire box box of mothballs into the kitchen sink opening he remodeled and into the small, inaccessible by a person, crawlspace opening. I could not move in due to the toxic fumes. I had 3 companies come out to inspect the problem and Nick was the only one who said, we can get them. He was awesome, replying to my barrage of texts asap. The other Nick and Keegan, very professional, hard working young men, worked their butts off digging a trench in the rock hard dirt, in a VERY short crawlspace and retrieved a huge amount of the mothballs, I was beyond happy! I have them in a bag, in another sealed bag, and they still reek. I was also relieved to find out the old house foundation looked very good and solid, and they could see no mold; which was the original inspector's worry about the home. Brianna, was also great with emails, and everything was done on time for a reasonable cost, given the task of the unusual problem. Highly recommend, and have passed their info on to my inspector, for other homes that may have crawlspace issues.

This firm specializes in evaluation and repair of crawlspaces: e.g. structure and water. They performed waterproofing of our crawl, including proper drainage: perimeter subsoil (like French tiles, but done from the base of crawl vs external). The owner was transparent, explained in easy to understand terms, and thorough, All the workers were 10/10 professional, polite and respectful. This is a quality service company, that exceeded all our expectations. I would consider them the gold standard for their expertise in crawlspace, and quality of customer service.

Note: Some reviews mention our former names, Crawlspace Remediation and Radon Control Services. Both are now part of the Cut ’N Dry Waterproofing family of services.

Frequently Asked Questions

These are some of the questions Westland homeowners usually ask before an inspection.

You might notice musty smells, damp insulation, cold floors, visible mold, higher humidity, or even standing water. These are all signs you should have your basement or crawlspace checked out.

Yes. When the soil shifts, it can lead to sloping floors, cracked drywall, or doors that start to stick.

Clay soil, flat-graded yards, and quick snowmelt can all cause water to collect near your foundation.

Not always. If you can see mold, testing might not be needed. We’ll give you an honest answer after the inspection.

Most homeowners notice lower humidity and better air quality within just a few days.
