Protecting White Lake Homes From the Ground Up

White Lake is known for lakefront communities, wooded neighborhoods, and a mix of older cottages and modern homes in places like Oxbow Lake, Elizabeth Lake Road, and Highland Road. But living near so much water, in a township full of wetlands, creeks, and changing water tables, creates unique challenges for basements and crawlspaces.

Many homes are built on soil that changes with the seasons. In areas with a lot of clay, the ground expands when it’s wet and shrinks as it dries. Near the lakes, sandy soil drains quickly but can let moisture move toward foundations. Both situations can cause cracks, settling, or gaps that allow water and humidity to enter homes.

White Lake’s heavy rainfall, quick snowmelt, and natural drainage patterns make it easy for moisture to collect under a home. Inside, this can lead to musty smells, damp insulation, higher humidity, or mold, especially in Michigan basements or older crawlspaces that were not built for today’s moisture control needs.

Cut ‘N Dry Waterproofing offers solutions designed for Michigan’s climate and soil. We help White Lake homeowners keep their living spaces dry, healthy, and comfortable all year.

5 Star Service. Highly recommend for all Crawl Space needs. I recently hired Crawl Space remediation to encapsulate my home's crawl space and fix a few things that needed repair. From.start to finish the team took care of all my questions and concerns. Brianna the officer manager kept good communication from start to finish. Their prices were fair and much better then other companies. Sal who gave me my quote told me what I needed and never tried to over sell me which I appreciate. On the dates of service (April 6th-8th 2022) Both Joe and Andrew arrived on time were fast and professional. Would hire again for any future jobs.

We could not be happier with the service we received from Crawlspace Renediation. They were suggested to us by a realtor that we know and not only did they give us a detailed assessment and service quote breakdown of what our home needed they offered their services literally at a fraction of the cost of other quotes we received for the same services. They were professional, fast, and informative every step of the way and offered easy financing. Employees that came out to our house were courteous professional and really took the time to answer any questions we had to ensure our satisfaction. Our house feels like a completely different space after having them jack up the main floor from inside the crawlspace. Highly recommend!!!

I can't say enough about how great this company is. It was very very difficult to find a company willing to remove the rest of the dirt from the crawl space. I reached out to crawl space remediation and at first sent pictures and got an idea of a price range and make sure they could do it. 3 days later Sam came out to see the job and give a more legit estimate. He was very thorough and answered all my questions and explained everything. We were fortunate they had an opening and were able to fit us in tue next week!! He was incredibly fair and even took something off our estimate that was not needed as they worked on the job. Joe and Christian were very professional. They got to the house and got started. They let me know when they were going to lunch and when they were done for the day. Other than that they worked hard and got the job done. Everyone was so incredibly professional and friendly and couldn't be more pleased with the work that was done. Reach out to them, you won't be disappointed 🙂

My crawlspace issue isn't even listed and was entirely out of the norm. The seller of my home threw an entire box box of mothballs into the kitchen sink opening he remodeled and into the small, inaccessible by a person, crawlspace opening. I could not move in due to the toxic fumes. I had 3 companies come out to inspect the problem and Nick was the only one who said, we can get them. He was awesome, replying to my barrage of texts asap. The other Nick and Keegan, very professional, hard working young men, worked their butts off digging a trench in the rock hard dirt, in a VERY short crawlspace and retrieved a huge amount of the mothballs, I was beyond happy! I have them in a bag, in another sealed bag, and they still reek. I was also relieved to find out the old house foundation looked very good and solid, and they could see no mold; which was the original inspector's worry about the home. Brianna, was also great with emails, and everything was done on time for a reasonable cost, given the task of the unusual problem. Highly recommend, and have passed their info on to my inspector, for other homes that may have crawlspace issues.

Note: Some reviews mention our former names, Crawlspace Remediation and Radon Control Services. Both are now part of the Cut ’N Dry Waterproofing family of services.

Frequently Asked Questions

Here are a few of the questions White Lake homeowners typically ask before their inspection.

You might notice musty smells, higher humidity, cold floors, or patches of mold. Sometimes the insulation feels damp, or you may see small puddles of water.

Because there are so many lakes, wetlands, and soil types, water often moves toward home foundations. Seasonal rain and melting snow make moisture problems even more common in White Lake.

Not always. If you can see mold, testing might not be needed. After we check your crawlspace or basement, we’ll let you know honestly if testing would help.

Yes. If the soil shifts, it can cause cracks in drywall, uneven floors, or doors that begin to stick.

Most homeowners notice a difference quickly, usually within a few days, as the humidity drops and musty smells go away.
